Barndominiums have gone from a rural curiosity to one of the most requested home styles we build. If you are comparing barndominium builders in New York, it helps to know there are two very different ways to get one: a metal building finished out on site, or a modular barndominium built in a factory and set on your foundation. We build the second kind, and this guide explains what that means for your budget, your timeline and your role in the project.
Here is a recent example close to home, a custom barndominium in Clarence, NY with pond views and a grand front porch.
What makes a modular barndominium different
A modular barndominium keeps the look people want, including the tall roofline, board and batten siding and a wide open main floor. The difference is how it is built. The home is framed, insulated and finished in sections inside a factory, then delivered and set by crane. It is permanently attached to a foundation, so it is financed and appraised as real property, the same as a site-built house.
Building indoors has practical advantages in New York. Weather does not stop production, materials stay dry and the site work can move ahead while the home is being built. Modular construction can use up to 30% more lumber than site-built construction, can be 2 to 3 times faster and often costs 20 to 40% less.
Barndominium floor plans we build
We offer five barndominium plans, and each one can be customized:
- Barndominium 1100: 1,100 square feet, 2 bedrooms, 1 bath. A good fit for a first home, a guest house or a getaway.
- Barndominium 1250: about 1,250 square feet, 3 bedrooms, 2 baths on one level.
- Barndominium 1500: 1,500 square feet, 3 bedrooms, 2 baths. Our most viewed plan.
- Barndominium 1700: 1,700 square feet, 4 bedrooms, 3 baths.
- Barndominium 3100: 3,100 square feet, 6 bedrooms, 3 baths on two stories.

Where we build in New York
We are based in the Buffalo area and build across New York State. Many of our barndominium buyers are in Western New York, in towns like Clarence, and we also work with homeowners in the Finger Lakes, the Hudson Valley and the Adirondacks. Barndominiums suit rural and lakeside lots well, so if you are still looking for property, read our guide to buying land before you make an offer.
Who does what: the Turnkey Together approach
This is the part that separates builders. Some sell you a shell and step away. Others promise to handle everything and price it accordingly. Our Turnkey Together approach sits between the two. We pair the factory-built home with personal guidance through design, planning and completion on site. You take an active role in coordinating local contractors for the foundation, utilities and finish work, and we guide you through each step so nothing is left to guesswork. The building process page lays out the stages.
Questions to ask any barndominium builder
- Is the home built to the New York State residential building code and set on a permanent foundation?
- What exactly is included in the price, and what will I need to arrange on site?
- Can I change the floor plan, and when are changes locked in?
- Can I see a finished home or tour the factory?
- How does financing work for this type of home?
