One of the first questions we hear from buyers is whether custom modular homes are truly custom, or whether you have to pick a plan from a catalog and live with it. The short answer: almost every plan we offer is a starting point. You can move walls, stretch rooms, add a garage or rework a kitchen before the home ever reaches the factory floor.
In this video we walk through a Limited Series 1.3 ranch and answer the question directly: can you modify a standard plan?
What you can change on a standard modular floor plan
A modular home is built in sections inside a factory, then set on your foundation. Because the design is engineered before production starts, most changes are easy to make at the drawing stage. Common requests include:
- Room sizes and layout. Lengthen the home, widen a bedroom, open the kitchen to the living room or add a mudroom.
- Bedrooms and baths. Turn a den into a bedroom, add a half bath or plan an in-law suite.

- Exterior style. Change roof pitch, siding, windows, porches and garage options. Our exterior designs page shows what is possible.
- Foundation. Plan for a full basement, a walkout or a crawl space depending on your lot.
What is harder to change
Each section of the home has to travel by road, so there are limits on how wide and how tall a single module can be. Very long clear spans, unusual roof shapes and some ceiling heights need extra engineering or on-site work. That does not mean no. It means we look at the idea early, tell you honestly what it involves and price it before you commit.
A real example: the Limited Series 1.3
The Limited Series 1.3 ranch is a 2,108 square foot single-story plan with three bedrooms and two baths. It works well as drawn, and it is a good example of a plan that can be adjusted to fit the way you live. Does customizing cost more?
Some changes cost very little because they only move interior walls. Others, like adding square footage or a larger garage, add materials and labor. Even with changes, modular construction often costs 20 to 40% less than traditional site-built construction and can be 2 to 3 times faster, because the home is built indoors while the site work moves ahead.
