The honest answer is that modular home cost depends on more than the house itself. Two buyers can choose the same 1,600 sq ft plan and end up with very different totals, because the home is only one line in the budget. Understanding the other lines is what stops a project going over.
Below we break down what actually drives the cost of a modular home in New York, what is included in a factory-direct price, and where the savings compared to stick-built construction genuinely come from.
What Goes Into the Cost of a Modular Home
A finished modular home price is usually made up of five parts:
- The home itself. The factory-built modules — structure, insulation, windows, interior finishes, cabinetry and fixtures. This is the portion you are choosing when you pick a floor plan.
- The land. Either land you already own or a lot you purchase. Cost varies enormously across Western New York, the Finger Lakes and the Hudson Valley.
- Site work. Excavation, foundation, driveway, and connection of water, sewer or septic, and power. This is the line that most often surprises buyers, because it depends on the lot rather than the house.
- Delivery and set. Transporting modules to your site and craning them onto the foundation.
- Finishing. Joining the modules, connecting mechanicals, and completing porches, decks and garages built on site.
When you see a low headline figure advertised for a modular home, it almost always refers to the first item only. A useful quote names all five.
Factory-Direct vs Turnkey Pricing
You will see modular homes quoted two ways, and the difference matters:
- Factory-direct covers the home as delivered to your site. Suitable if you are managing your own site work and general contracting.
- Turnkey covers everything through to a finished, move-in-ready home — site work, foundation, set, utilities and finishing included.
Comparing a factory-direct figure from one builder against a turnkey figure from another is the single most common pricing mistake buyers make. Always confirm which you are looking at before drawing conclusions.
What Drives Cost Up or Down
Within any given plan, these are the levers with the biggest effect on your final number:
- Square footage and module count. Cost scales with size, but not evenly — a plan that fits into fewer modules is usually more efficient to build and transport.
- Complexity of the roofline and footprint. Simple rectangles cost less per square foot than plans with many corners, dormers and rooflines.
- Site conditions. A flat, cleared lot with utilities at the road is dramatically cheaper to prepare than a sloped, wooded or off-grid site needing a well and septic.
- Foundation type. Full basements cost more than crawl spaces or slabs — though on our homes a full 8 ft basement is standard rather than an upgrade.
- Finish level. Cabinetry, flooring, countertops and fixtures span a wide range. This is where you have the most control late in the process.
- Garage. Attached garages are typically site-built and priced separately from the modules.

The savings are structural rather than a matter of cutting corners:
- No weather delays in production. Your home is built indoors. Rain and snow slow site work, not the build itself — and time is money on any construction loan.
- Bulk material purchasing. Factories buy lumber, windows and fixtures at volume rather than per-project.
- Less waste. Controlled cutting and offcut reuse mean materially less goes in the skip.
- Parallel scheduling. Your foundation is poured while modules are in production, rather than sequentially.
- Fewer change-order surprises. Modifications are made on paper before production, where they are far cheaper than mid-build changes on site.

A few things worth building into your plan from the start:
- Hold a contingency. Site work is the least predictable element. A reserve in your construction loan absorbs the unexpected without derailing the project.
- Get your lot assessed early. Soil, slope, water table and utility distance affect cost more than most buyers expect. Knowing this before you finalise a plan avoids painful revisions.
- Understand construction-to-permanent financing. Modular homes are financed like any other permanently-affixed home, but the draw schedule differs from stick-built because a large payment falls due at production.
