A modular home is simply a wood frame constructed home that’s prefabricated into large rectangular cubes called modules. They are built into module sections in order to allow for the home to be transported from the factory to the building lot. The building factory is typically a very large manufacturing building that allows for the entire building process to be completed indoors.
When the modules arrive on site, we crane them onto the concrete foundation.
The modules are designed specifically for each build and come completed with framing, electrical, drywall, windows, cabinetry, countertops, lights fixtures, bathtubs, toilets, appliances installed, heating systems, water systems, and even much of the flooring can be completed in the factory.

What’s the difference between a modular home and a site built home? Both require a concrete foundation. Both require a driveway and new utility services. Both are wood framed houses with 2×6 walls, 2×10 floors, and insulation in the walls and ceilings that meet all local and state building codes. But modular homes are built sturdier, with up to 50% more lumber. And modular homes stay dry and warm throughout the construction process – unlike site built homes, which are soaked with rain and snow. Modular construction leverages assembly line production, which eliminates overruns and keeps our projects on-time. Site built homes can take 2 to 3 times as long with many, many potential cost overruns. But what does a modular homes look like? Modular homes offer name brand, nationally recognized products like Anderson windows, Moen faucets, solid hardwood flooring, granite countertops, architectural shingles, brick exteriors, large attached garages, covered front and rear porches, concrete walks, asphalt driveways, and anything and everything you would expect as options in any beautiful new home. A great question that we frequently receive is whether to build or renovate an existing home. There are loads of variables to consider here for you and your family. Building new allows you to start at year zero on all your product warranties and also allows you to roll the entire project into your new mortgage. Sometimes when you buy and renovate your home you’ll end up chipping away at the projects over the years to come which eats into your time and cash flow.

Modular homes are built inside a large building or factory where the home is compartmentalized into sections, called modules. Each module is a part of the house and is built in an extremely efficient, assembly line production system.
Modular homes are energy efficient. The attention to detail and strength reduces gaps and drafts that can occur; drywall panels are screwed and glued during the build. The increase in quality construction of a modular home transfers into heating and cooling savings for the homeowner.

You can be confident that modular homes are built much sturdier than site built homes. Because our modular homes need to be moved to the site, they are engineered to a higher standard of strength than stick-built homes. Decking, sheathing, framing, and drywall are nailed, screwed, and glued to add strength to the structure and make our modular homes more durable against the adverse effects from nature. Most estimates suggest between 20-40% more lumber and fasteners are used in a factory-built homes compared to similar site-built homes. Even FEMA confirmed that modular homes withstand hurricanes better than conventional site-built homes.
Modular homes go through more inspections than site built homes. While a site-built home may have a half a dozen inspections during the build, a Buffalo Modular Home goes through 100+ quality inspections and third party inspections to ensure the highest level of quality through the entire modular construction process.
Modular homes have better quality contract than site built homes and are built in a climate controlled environment that protects the entire structure during the build. This means harmful weather never touches the inside of your home.
Building a modular home is very straight forward. First you select a floor plan. Then you select the features, options and upgrades. Just like an assembly line, modular homes go into production with all the information and features in hand. Modular construction is more efficient than stick-built homes, and has lower costs. With smarter planning, you can be living in your new custom modular home in a matter of just months. Although your house is completed quickly, quality materials and careful attention to detail are built into every home.
Yes your modular home can include attic space. Attic space is simply a result of a higher roof line, which we can add on almost any plan.

Yes, just like site built homes, a modular home can easily be designed with an attached garage. Check out this quick video which shows an attached garage with a bonus space!
Some towns require a soil bore test be conducted prior to issuing a building permit. This test analyzes the soil that’s in the ground to make sure that we engineer the foundation with appropriate walls and footers. The boring and test usually costs less than $1500 and we can roll this cost into your site work accruals and thus into your mortgage.
Another, less costly test, is called a penetrometer test which analyzes the soil at the time we are excavating for the foundation. A penetrometer test would be in place of a soil bore test but not all townships allow for this.
